The Challenge
A family of four relocating from Tokyo needed a property in a Bukit Timah school catchment area within six weeks. They required a diplomatic clause and had strong preferences about natural light and garden access. Previous searches through large agencies had produced a mismatch of options.
Our Approach
Istana Living prepared a shortlist of five properties over seven days, each selected specifically for school proximity, garden aspect, and morning light. Virtual walk-throughs were arranged across the Singapore–Tokyo time difference. The lease service negotiated the diplomatic clause and handled the full documentation cycle digitally.
The Outcome
The family signed a two-year lease within four weeks of first contact. Their children enrolled in the target school on schedule. They have since extended the administration service into a third year, citing peace of mind as the primary reason.

The Challenge
