The Istana Living Story
Istana Living was established in Singapore in 2013 by a team of property professionals who had grown quietly frustrated with an industry that measured success in transaction speed rather than tenant satisfaction. They had watched too many clients settle for a property that was almost right, hurried through a process that left little room for consideration.
The name — Istana, the Malay word for palace — was not chosen out of grandeur. It was chosen as a reminder: every residence, regardless of size, should feel like a place its occupant is genuinely glad to return to.
Today, Istana Living maintains a deliberately small practice. We carry fewer clients than most agencies our size, and we prefer it that way. It lets us give each engagement the kind of unhurried attention that leads, more often than not, to a home that fits.
Our office sits in Leedon Park — a district we know well, and where many of our clients have made a home — because we believe in being present in the communities we serve.

CEA Registered
All advisors are registered with the Council for Estate Agencies (CEA), Singapore, operating within the regulatory framework that protects both landlords and tenants.
Data Privacy
Client information is handled in accordance with Singapore's Personal Data Protection Act (PDPA). Documents are archived securely and accessed only by those with a direct need.
Impartial Advice
We advise from the client's position, not the landlord's. Recommendations are based on what suits the tenant's circumstances, not which property carries a higher fee.
Document Integrity
Every lease is reviewed by a consultant before signature. Ambiguous clauses are clarified; unfavourable terms are renegotiated where possible before you are asked to commit.
Clear Fee Structure
Service fees are stated transparently from the initial conversation. No hidden charges are introduced after the engagement begins.
Ongoing Accountability
Home Administration clients receive biannual performance reports documenting the condition and care of their residence. Accountability does not end at the lease signing.
